This charming cozy A-frame 3-bedroom, 2-bathroom beach home offers a deck surrounding three sides of the property with perfect views of the Atlantic and Guana and astonishing views of the sunset and sunrise! This home is located in South Ponte Vedra Beach FL and is a short drive to historic St Augustine Florida, the oldest city in the USA.

Let’s take a tour: As you ascend the staircase and step through the front door, you are greeted by an inviting open-concept layout that seamlessly combines the kitchen, dining, and living areas. The kitchen is fully equipped with and all the things necessary to cook meals and stay in. The dining area, with its large windows, allows you to enjoy your meals while soaking in breathtaking ocean views. 

Continuing through the home, the living room beckons you to unwind and relax. Its cozy ambiance is enhanced by the natural light streaming in through large windows, filling the space with a warm and inviting glow.
On the main floor, two comfortable bedrooms provide sleeping quarters with smart TV's in both rooms. Nestled just off the kitchen, a tastefully designed full bathroom offers convenience and functionality.

As you ascend the stairs to the upper level, you'll discover a larger master suite that promises the ultimate private getaway. This serene haven includes an en-suite bathroom and smart TV, providing both convenience and a touch of indulgence.

Stepping outside, a spacious porch beckons you to unwind and savor the refreshing ocean breeze with front row views of the Atlantic ocean. This outdoor oasis is the perfect place to entertain guests, enjoy al fresco dining, or simply relax while marveling at the panoramic views of the Guana or beauty of the beach. Also, downstairs there is a picnic table to enjoy an afternoon lunch just steps away from the beach.

Did we mention there is a huge outdoor shower on the bottom floor? After a fun day spent on the beach or a peaceful stroll along the shorline, the outdoor shower allows you to rinse off the salt and sand while embracing the coastal breeze.
Whether you're seeking a serene escape from the hustle and bustle or a place to create cherished memories, with its quaint size and cozy interior, it's a perfect retreat for couples in search of a romantic escape or for small families to gather. This beach home stands as a testament that true luxury often lies in the simplicity of togetherness amidst nature's beauty. 

Parking: The paver driveway offers ample space for parking up to three cars comfortably and secure.


Important Disclosures

Disclosure 1 Minimum Stay Requirements: Before booking your reservation, make sure your dates adhere to this policy. The 
peak months of June, July, and August. Also, any national holidays could be included during peak periods. Many of these dates will have a strict Saturday check-in and Saturday check-out. The minimum stay during these dates are usually 7 nights.

Also, beware that some holidays require other minimum stays. Be sure to check your dates before reserving. Exception to the minimum stay rule: If there are less days available than the minimum stay required, then the Minimum Stay Rule may NOT be required. However, ALL bookings must be a minimum of 3 night. 

Disclosure 2: Pet Fees: The pet fee is $150 per pet with a normal maximum of 2 pets. However, depending on the specific pet and your circumstance, up to 3 pets may be approved.

The Pet Fee is a onetime fee (not deposit) per pet(s) IF your pet(s) is / are accepted (see below)
The approval or non-approval will be based on the breed, size, age and training of the pet.

Important: The owners’ insurance companies prohibit the following breeds: Akitas, Alaskan Malamutes. Presa Canarios, Chow chows, Doberman Pinschers, German Shepherds, Pit Bull Terriers, Rottweiler and Siberian Huskies.

Pre-Approved Dogs
Up to 2 Pet(s) that meet the following criteria shall be considered, "Pre-Approved":

Breed - Your dog is NOT one of the following breeds or a mixture of the following breeds: Akitas, Alaskan Malamutes. Presa Canarios, Chow chows, Doberman Pinschers, German Shepherds, Pit Bull Terriers, Rottweiler, Siberian Huskies
Weight: Under 30 Pounds
Age: Over 1 year old
Trained: Must be housebroken and does NOT chew (including but not limited to) furniture and carpets.
History: You have NO knowledge of your dog(s) biting or attacking people or other pets.
If your pet(s) is / are Pre-Approved you still must pay the pet fee(s) AND must be noted in the Rental Agreement

Pets That Require Approval
 
IF your dog(s) does not meet the pre-approved criteria and is not a prohibited breed, then the owner will decide to either approve or deny your pet. When booking, discuss your pet(s) with the reservationist; often you will have an answer regarding pet approval within minutes.

Disclosure 3: Possible Beach Erosion: Due to the hurricanes and nor'easters over the past few years, the beaches in front of some of our vacation homes have experienced some beach erosion. You may notice, particularly during high tide there is little distance between the seawall and the ocean. FYI, high tide occurs twice every 24 hours. The time from the highest tide to the 
lowest tide is about 6 hours and 12 minutes. Most of the day is somewhere between high tide and low tide. Please call if you have any questions.

Disclosure 4: There is a camera installed on the premises. However, we want to emphasize that the camera does not record any audio or video footage. It is purely for security purposes for our guests. Your privacy is of the utmost importance to us, and we want to assure you that your stay will be completely private and undisturbed. There is a computer screen displayed in the house for the guests to use at their convience to keep an eye on any family members or friends on the beach or in the driveway.

Disclosure 5: Beach Toys and/or other items that maybe on the property: Beach toys can be considered dangerous. Guests may use them at their own risk.The guests understand that the owners and management company are NOT liable for the use of any beach toys that may be on the property. Most beach toys have been left by prior guests. Guests will hold the owner and Vacation Quest harmless regarding any toys that may be on the property. 

Disclosure 6: The Ocean: The Atlantic Ocean can be a VERY dangerous and / or deadly place to swim! There is no lifeguard on site. By signing this agreement, you agree to hold The owner(s) of 2829 South Ponte Vedra and Realty Quest Sales & Management LLC / “VQ” harmlessand the owners or management company are not responsible for your safety. 

Remember, due to a lack of public parking, the beach may feel like it is private, but it is NOT. The beach and ocean are public and NOT owned by the home owner or the management company.
One of the main dangers is what is commonly known as “Rip Currents”, to become better acquainted with the “Rip Currents” please see the short video done by NOAA (National Oceanic and Atmospheric Administration) that is available to you on our website: then scroll down to “About Rip Currents” is a good video and the photos below the video shows what they look like also. If you have any questions at all please call our office and ask for Daryl, he was an ocean lifeguard when he was younger. He has another easier way to spot rip currents. However, due to currents the position of the rip current can 
change from day to day.
